If you are here, you have probably spent countless hours looking at dozens of house plans, features, and finishes. You also have probably picked out the perfect piece of property for your new home. Now you’re ready to select a builder who can turn your hard work, ideas, and vision into reality.

We can do just that. Our home building process is divided into a few major steps and typically takes between 8 and 10 months to complete. But Harber Contracting’s committment to you continues well after we have turned over the keys. It all begins with a phone call. So let’s get started.

Introductions

Since we will all be working closely together and making many decisions over the course of several months, this initial call will help us get to know one another.

During this call, we will discuss your overall goal, timeline, budget, and give us things like your home plans, HOA covenants, and surveys. If you don’t have those things yet, don’t worry; we will even help with that too.

After the initial meeting, we will begin putting together the specification sheet and the estimated build price. This makes sure we include all the items that you want in your new home and that everything fits within your budget.

Project Details

During this meeting, we will present and review with you the specification sheet and the proposed home construction cost. Together, we will ensure that we have all the features and details you want and that it fits within your budget. You will know exactly what you are getting before you sign a contract and we ensure that our quoted price is accurate.

Once everything meets with your approval, we will present the home building contract.

Getting Started

Upon approving the specifications and the proposed build price, aconstruction contract will be executed. Upon signing the construction contract and completing the construction loan with your preferred lender, we will collect a 10% deposit and our team will begin the construction process by buying your building materials and obtaining building permits. Your 10% deposit is credited to your final invoice.

Once everything meets with your approval, we will present the home building contract.

Building Progress

As your new home begins to take shape, we will be managing the project every step of the way. From digging the foundation to giving you the keys to your finished home, your project manager will work with you by providing daily updates and until the day you move in, ensuring an enjoyable, stress free process.

Once the home nears completion, our team will schedule a punch list meeting with you to make sure that every detail - no matter how small - is perfect before you sign off.

Welcome to the Family!

Once the punch list is complete and the final Certificate of Occupancy is obtained, we will turn over the keys and you’ll be ready to move in! We will provide the manuals for things like appliances, fixtures, and HVAC. We will also provide you with a maintenance schedule for any items needing annual maintenance so your new home stays in top shape.

But that doesn’t end our committment to you. Harber Contracting offers a one-year warranty on any defects caused by the builder. That means you can relax and rest assured that you are in good hands. The contract will spell this out and we will review it with you.
